The UK’s market for buy-to-let investment is attracting more interest more investors than ever before. The town, which is located in Bedfordshire, has recorded an impressive growth rate in rental price at 8.61%. It is comfortably on the lead from Manchester’s second place at 6.26% and Leeds, which recorded a growth rate of 5.57%. It was also revealed that those who have invested in Luton have successfully secured a capital gains rate of 10.29% on their properties. The typical yield is pegged at 4.51%.

While these figures may not be that impressive when viewed on their own, it is important to remember that these are impressive numbers especially if one were to compare them with the figures that other notable locations in the country have reflected. The performance was dismal, and capital gains have even fallen to negative in some cases. There are even places that showed yields that are as low as below 3%. This is why Luton’s numbers have easily placed it at the top spot.

As a buy-to-let market, Luton is becoming a truly attractive option at present. This is due to a number of supporting factors. It is a commuter hotspot especially for those who are working in London and other nearby areas. It has also cemented a status in being a university town.

In fact, it’s being a university town is seen as a huge reason why Luton has such strong rental yields presently. It could be noted that a large proportion of the accommodations designed for buy-to-let that are present in the area is being dedicated to student housing.
